How the reading works
Each area's prices are adjusted for inflation, then two questions are asked of the most recent quarter. Are prices above or below the straight-line growth path they have followed over the last 30 years (or since the data begins, if shorter)? And are they growing faster or slower than their usual yearly pace? Each answer is scored against the area's own history, and together they place the market on the clock: upswing (growing faster than usual), top (well above its path), downturn (growing slower than usual) or bottom (well below its path). A marker near the centre means the market is close to its long-run norm.
NSW council, capital-city and rest-of-state figures are median sale prices, smoothed over four quarters because medians move with the mix of homes sold. Country and US figures are price indexes, and UK figures are HM Land Registry's mix-adjusted average prices.
